The sooner the better! For all projects, we should be the first person you should hire.
Because the role of an architect focuses on coordination and advice, we help you make the right decisions and keep you from making mistakes in the first place, thus avoiding irreversible issues that may happen in the future.
-
Good design that's accessible, organic & sustainable, thoughtful, and successful. We believe our values are embodied in the buildings we create. If you agree with these values, they should be part of your project and ultimately shared by the team.

The best way to start your project is to "Start your project" which allows us to give you the initial ideas you need to start your project.
We provide appropriate advice by asking you some initial questions; here are the key discussion points from our initial conversation:
1. Demand
We need to know what you want, what is the problem with your current space, and how you imagine feeling in the space.
We investigate your needs and provide a solution that suits you.
2. Budget
How much budget do you want to allocate to your project? We need to understand this from the start to be able to make practical recommendations. If you do not know your budget, we need to help you determine one.
3. Time
The design and build process takes time, so we need to know when you want to start the project, and when you want it to be completed. If you do not know when you want it completed, we can help you find out.
4. Who is involved in decision-making
Time is a precious resource for us, so ensuring that everyone involved in the decision-making has a consensus on each other's decisions and establishing effective communication between each other will greatly improve the efficiency of executing this project.
In the end, while our entire process is focused on defining exactly what you want and don't want, having an open mind is where you have the opportunity to add value to your project.
If you're open to new ideas and willing to step outside your comfort zone, we'll work with you to explore the full potential of your project.
-
If you are planning a large project (like a house, office, or commercial building), you will most likely need a building permit. We will prepare all the documents required by the local government agency with you to get your building permit approved. If your project requires approval from other associations or agencies, we will help you put the pieces together.

Although our focus is on commercial and multi-family projects, we also undertake a variety of different projects - custom luxury homes, technology campuses, office buildings, healthcare, and hospitality.
We always work with people who have expectations for their future and are driven to something better, so it's not about what types we take on, it's more about who we work with.

We are fortunate to have a comfortable studio in SoCal and Portland.
We have projects in many corners of Los Angeles, OC, Inland Empire, Coachella Valley, Portland, China, and Taiwan.
In fact, if it's the right project and the right client, we can work almost anywhere.
Contact us wherever you are, and we'll see if we can provide you with a solution.
-
It depends on the size of the project, the complexity of the problem to be solved, and the construction conditions of the site.
A small and simple housing project can take 1 year, a new build can take at least 2-3 years, and sometimes it takes a while waiting for great contractors, but the final quality is definitely worth the wait.
We add time contingencies to our schedule to deal with these various situations. With our 25 years of experience, we constantly adjust the schedule to current conditions, and we are able to predict many delays to ensure that the project is completed on time.
You also need to set aside time in your life to work with us. Creating a customized building that is beautiful, comfortable and fit to your ideals is a collaborative process. We'll ask questions and work with you to make the right decision.
-
Building a project can vary widely in cost due to various factors, depending on location, scope, quality, needs, schedule, etc.
It's hard to say until we know more, but we can say one thing right away: it's just as important for you to be honest with us about your budget as it is for us to be honest with you about your costs. If we all know where we stand, we can dream and think big while keeping our feet on the ground.
Then, once you've discussed your wishes and budget with us, we'll be able to work out exactly what works for you.

Yes!
Please press "start your project" to leave your message, and we will give you the initial ideas you need to start your project.
We will ask you some preliminary questions to understand and ultimately to provide suitable advice. We will let you know what we need, and what the workflow will be.
Next step, we will provide you with a free 30-minute consultation. Then, we will ask you more questions to discover what you need and what solutions we can offer you--assuming we are the right fit for one another.
Then, we will provide a paid Needs and Options Review to research and diagnose your project and give you a feasibility analysis of what you can and cannot do on your project. This is where you can explore the opportunities and possibilities of your project and then decide how you want to move forward.
-
We won’t know exactly how much we charge without first understanding your project. >> That would be putting the cart before the horse!
Those who get the most out of the design process share the view that design is an investment, not a cost. But to give you a rough figure, our typical fee is between 7% to 15% of the construction cost.
We provide value: in addition to saving you time and money and sharing your concerns, our fees depend on how well we solve your problems.
-
We can recommend some trustworthy contractors we have worked with for many years. If you already have one, we can also work with them, or we can help you find someone new.
The essential quality of our recommended contractors is that they respect design. They also possess desirable characteristics, including: skill, communication, honesty, transparency, and quality.
Before we work with other contractors, we visit each other's recently completed projects or projects under construction to check the quality or seek references from the architects and subcontractors they have recently worked with.
-
Once construction begins, we will work with the contractor and maintain oversight of the project contract to ensure the project is built according to your approved drawings.
We will answer questions you and the contractor have while we are under construction, we will visit the site regularly to make sure everything is going according to plan, and we will keep you updated with the latest information, including when and how to pay for the work.
-
For us, there's nothing more concerning than seeing a fascinating design that wasn't built or overseen precisely to the drawing, or that doesn't fully address your needs.
Would you skip the doctor to save on medical bills? Hopefully not.
Would you go to court without a lawyer to save on attorney fees? Hopefully not ;)
For us, not involving an architect in the building process to save money is a non-starter.
